South Bengaluru’s real estate growth is gradually moving beyond established areas such as Electronic City towards Bommasandra, Jigani, Anekal and Attibele. The corridor brings together different growth reasons. Electronic City provides a strong IT and employment base, Bommasandra and Jigani have industrial activity, while Anekal and Attibele are seeing residential development. Across the border, Hosur adds a large manufacturing and logistics ecosystem.

The Namma Metro Yellow Line has also strengthened connectivity between Bengaluru and Bommasandra, making the northern part of this corridor more accessible by public transport.

Electronic City

Electronic City is the established IT and employment hub at the start of this corridor. Its large technology ecosystem has created strong demand for homes in the area and nearby locations. The Namma Metro Yellow Line now connects Electronic City with other parts of Bengaluru and extends up to Bommasandra. The area is also seeing fresh residential investment, with M5 Mahendra Group announcing an investment of around ₹350 crore in its Mahendra Solterra project in Electronic City Phase II.

This combination of jobs, housing and metro connectivity makes Electronic City the main starting point of the corridor. The property prices in this area is around ₹7,850 per sq ft, and the 2BHK rents are around ₹12,000 to ₹55,000 per month.

Bommasandra

Bommasandra is an important link between Electronic City and the industrial areas further south. The area has several industrial zones and benefits from its proximity to Electronic City. The Yellow Line also ends at Bommasandra, giving the locality direct metro connectivity with other parts of Bengaluru.

Its industrial employment, metro access and location along the Hosur Road corridor are supporting residential development. The property prices of Bommasandra is approximately ₹7,050 per sq ft and the 2BHK rents are around ₹8,500 to ₹35,000 per month.

Jigani

Jigani is known for its industrial areas and is located close to Bommasandra and Electronic City. The Karnataka government lists Jigani Phase 1 and Phase 2 among Bengaluru Urban’s key industrial areas. Its proximity to these employment centres has also supported residential development, including apartments, villas and plotted projects.

As the corridor moves further south, Jigani acts as an important link between Bengaluru’s IT and industrial areas and the developing residential locations around Anekal. The average property price in this area is ₹5,500 per sq ft, and the 2BHK rents are in the range ₹13,500 to ₹27,000 per month.

Anekal

Anekal represents the more peripheral part of the South Bengaluru corridor and is located between Jigani, Attibele and Hosur. Its connectivity is expected to benefit from wider road and rail infrastructure developments in the Bengaluru-Hosur region. The Baiyappanahalli-Hosur railway doubling project is one such development, with work progressing on different sections of the route.

Anekal is also seeing residential development, particularly plotted projects and larger homes, making it an emerging residential belt beyond the established Bengaluru IT areas. And the average property price is ₹7,150 per sq ft and the 2BHK rents are around ₹10,000 to ₹40,000 per month.

Attibele

Attibele is located close to the Karnataka-Tamil Nadu border and acts as an important link between Bengaluru and Hosur. Its location provides access to employment centres such as Electronic City and Bommasandra on one side and Hosur’s industrial areas on the other. Attibele also has industrial activity and a growing residential market with apartments, plots and independent homes.

The average property price of Attibele is ₹7,300 per sq ft, and the 2BHK rents in this area is around ₹9,000 to ₹42,000 per month. While the Yellow Line does not currently extend to Attibele, its road connectivity along the Bengaluru-Hosur corridor remains an important factor for the area’s real estate growth.

Hosur

Hosur, located in Tamil Nadu, forms the southern end of this wider Bengaluru-Hosur growth corridor. The city has a strong manufacturing, industrial and logistics base and continues to attract new investments. For example, Panattoni has announced a 25-acre industrial and logistics park in Hosur, adding to the area’s growing industrial infrastructure. The 2BHK rents ₹12,000 to ₹30,000 per month and the average property price is around ₹3,400 per sq ft.

The railway doubling project between Bengaluru and Hosur is also progressing, which could improve rail capacity between the two regions. These developments make Hosur an important employment centre connected to the residential markets on the Bengaluru side.

What Is Driving the Electronic City-Hosur Real Estate Corridor?

Electronic City’s IT ecosystem continues to generate housing demand, while Bommasandra and Jigani benefit from industrial activity. Metro connectivity has strengthened the Electronic City-Bommasandra stretch, while road and rail infrastructure connect the wider corridor towards Hosur. Further south, Anekal and Attibele are developing as peripheral residential locations. Hosur adds another major employment base through manufacturing, industrial and logistics investments.Together, these factors are creating a connected Bengaluru-Hosur growth belt, although every locality remains at a different stage of development.
