Bharat Future City, known as the fourth city of Hyderabad is becoming an investment hotspot, for businesses ranging from data centres and AI to technology, life sciences and advanced manufacturing. Major firms from AWS and TCS HyperVault to CtrlS and SBI have announced projects.
Bharat Future City: A glance
Bharat Future City is being developed as a 30,000 acres project near Hyderabad. The city covers industrial hubs for AI, data centres, life sciences, electronics, advanced manufacturing, EVs and energy. The plan features a 313-acre Data Centre Hub, 403-acre AI City, and residential, education and healthcare zones. The state has also laid out an infrastructure investment plan of about ₹18,785 crore for the overall development.
Major investment by big companies in Bharat Future City
Amazon Web Services (AWS)
Amazon Web Services (AWS) is working on a huge hyperscale data centre project in Bharat Future City under the umbrella of its investment commitment of ₹60,000 crore in Telangana. The project has been assigned a total of 300 acres, 202 acres in Bharat Future City and 98 acres at Chandanvelly. Constructions were officially kicked off with the laying of the foundation stone on 15 July 2026.
It is expected that the first phase will be complete within 24 months and future phases will be added in over the next 10 years. The data centre will be used for supporting the cloud, AI, digital banking, e-commerce and healthcare applications.
TCS HyperVault
Tata Consultancy Services’ subsidiary, HyperVault AI is building a large-scale, AI data-centre campus in Bharat Future City, one of the biggest announced digital-infrastructure projects in the region. The Company has plans to expand the campus across 264 acres and will eventually be able to handle up to 1 GW.
The campus will be developed in phases, and is engineered around AI workloads, such as large-scale training and inference for AI systems. It is expected to be built on high density GPUs and advanced liquid-cooling technology to meet the high power and cooling demands of AI computing.
The project aims to cater to frontier AI companies, hyperscalers, and large technology customers. HyperVault aims to scale the campus based on the customer’s demand and the changing requirements of AI infrastructure, rather than building all 1 GW at once.
CtrlS Datacenters
CtrlS Datacenters’, a major AI-focused data-centre cluster is projected to scale to 2 GW. The company has announced its plans to invest about ₹10,000 crore in Telangana to build Telangana’s two AI ready data-centre clusters, one at Meerkhanpet and another at Chandanvelly. The Meerkhanpet facility is part of Bharat Future City data-centre ecosystem.
The project is aimed at providing power and cooling for AI and high performance computing workloads, where the demand for power and cooling is far greater than that of traditional data centres. CtrlS has also been looking to broaden its renewable-energy partnerships, including a collaboration with NTPC Green Energy to explore renewable energy projects of up to 2 GW or beyond to power its data centres with green energy. The Telangana government had previously announced a CtrlS project with an investment of ₹10,000 crore and a capacity of 400 MW, while the company’s latest plans for expansion shows an even more massive AI infrastructure project.
Fortune Hospitality & Infra
Fortune Hospitality & Infra is preparing to develop a 170-acre hyperscale AI data-centre park in Kandukur, Ranga Reddy district with a part in Bharat Future City ecosystem. The estimated cost of the project is ₹60,000 crore, which may rise to ₹1 lakh crore when the subsequent phases and operator infrastructure are put in operation.
The campus will be designed to accommodate up to 1,200 to 1,600 MW of IT load, which will be powered by four separately powered hyperscale modules, each with a capacity of up to 400 MW for AI, cloud, colocation and high-performance computing workloads. The project is also provisionally allocated 2,000 MVA of power, which will be supplied in stages up to 2034.
Sustainability is also in the plans, as Fortune will implement closed-loop cooling and water-recycling systems, long-term solar and wind power contracts and use treated greywater.
UPC Volt
The UPC Renewables-Volt Data Centers (VDC) joint venture has unveiled plans for a 100 MW AI data centre at Bharat Future City, furthering the region’s AI data centre infrastructure pipeline. The project will have a total investment value of approximately ₹5,000 crore in five years with a dedicated facility of 100 MW of renewable energy to generate the energy.
The project aims to enable AI and advanced computing tasks. During the construction phase it is expected to create about 3000 direct and indirect jobs, and when in operation, the facility will create an additional 800 jobs.
State Bank of India (SBI)
The State Bank of India has become the latest big one to get on board the Bharat Future City data-centre train. The Telangana government has allotted 10 acres at Meerkhanpet for SBI’s proposed data centre. This, 7 acres have been made available in exchange for the disputed land at Raidurg and the remaining 3 acres will be bought by SBI.
Other major investments
Bharat Future City is also seeing projects outside of data centres. Granules India and Biological E. have proposed pharmaceutical buildings and Vantara has proposed a 200-acre zoological and eco-tourism zone. The entertainment and sports gaming includes a proposed movie studio and Satellite Sports City by GMR Sports. The city’s expanding AI and data-centre ecosystem is complemented by these projects, which bring the fields of life sciences, tourism, entertainment and sports to the investment agenda.
