Bengaluru property owners often need khata-related services for property records, transfers and other civic processes. As more of these services move online, the Greater Bengaluru Authority is upgrading its digital platform. The GBA will launch e-Aasthi 2.0 on September 22, 2026, bringing multiple khata and property-related services onto a single platform.
What is Bengaluru’s new e-Khata 2.0 system?
The Greater Bengaluru Authority’s e-Aasthi 2.0 is an upgraded digital platform for accessing khata and other property-related services. The system has been designed with a simpler interface and greater automation to make applications easier to process and track. According to the GBA, more than 25 lakh e-Khatas have already been issued online through the existing system. The upgraded platform is expected to expand the number of services available digitally.
Key features of the new GBA e-Khata website
The new system will bring several property-related services together on one platform.
- e-Khata services: Citizens can access and apply for e-Khata-related services online.
- New khata: The platform will provide an online route for new khata-related applications.
- Khata bifurcation: Property owners will be able to access bifurcation-related services through the platform.

- KAVERI integration: The platform will connect with KAVERI to streamline the khata mutation process.
- Simplified interface: The upgraded website is designed to make property-related services easier to navigate.

More e-Khata services planned
The first phase of the upgraded system includes several important e-Khata services. These include conversion of a draft e-Khata into a final e-Khata, issuance of a final e-Khata along with mutation, KAVERI-mutation integration, real-time application tracking and B-Khata to A-Khata conversion. The GBA is also planning to add services such as new khata registration, bulk khata processing for apartments and multi-storey buildings, corrections in final e-Khata records, site bifurcation and site amalgamation.
KAVERI integration for khata mutation
One of the key features of e-Aasthi 2.0 is its direct integration with the KAVERI system. The integration is intended to make the khata mutation process more streamlined by connecting the relevant property registration and khata processes. The GBA has said that greater automation will reduce manual intervention and make it easier for citizens to complete property-related applications online.
Online tracking of e-Khata applications
The upgraded platform will allow property owners to check their application status online in real time. This can help applicants follow the progress of their requests without having to repeatedly visit civic offices to enquire about the status of an application.
B-Khata to A-Khata conversion
e-Aasthi 2.0 will also provide an online route for B-Khata to A-Khata conversion. However, property owners should note that the availability of an online application does not mean that every B-Khata property will automatically qualify for conversion. The applicable eligibility conditions and property records will continue to determine whether a property can be converted.
